Classic co-host activity

As your co-host, we handle all operational tasks for your vacation rental, apartment, or hotel room. This includes guest communication, booking management across various platforms, key handover, and organizing cleaning and maintenance. Thanks to our experience, we ensure smooth operations and high guest satisfaction – so you don't have to worry about the day-to-day business. Together, we maximize your occupancy and revenue, while you relax and enjoy the benefits.

Marketing and listing optimization

We create and optimize your property listings on platforms like Airbnb and Booking.com with professional photos and compelling descriptions.
Through improved visibility and the management of guest reviews, we maximize your bookings and secure a strong market presence.

Price and availability management

Effective pricing and availability management is crucial for maximizing rental income. As a co-landlord, we monitor market trends and competitor pricing to dynamically adjust our rates. We also manage your calendar to prevent double bookings and reduce vacancies. This helps you achieve optimal occupancy rates and profitability.

Support with usage changes

As your partner, we support you throughout the entire application and implementation process for changing the use of your property. We coordinate the necessary permits, work closely with the authorities, and ensure a smooth and legally compliant transition to the new use. This allows you to optimally and legally convert your premises for serviced apartments or hotel operations.

  • We help landlords and customers achieve a higher return on their investment by taking over the management, letting or purchase of their property.
  • We guarantee that the property will be maintained to hotel standards throughout the term of our contract – so you won't have to worry about upkeep! We guarantee you the market-rate rent for up to 5 years, ensuring no vacancies during this period.

If you are considering selling, we can arrange a purchase option (often at full market value) and discuss this option with you in a free and confidential conversation.

  • The landlord may inspect the property at any time after 24 hours' notice to ensure that it is being properly maintained.

  • Regular property viewings, free repairs, and maintenance up to €50 including VAT.
  • Guaranteed condition of the interiors that goes beyond normal wear and tear.
  • We work with nationwide companies, airports and hospitals to provide accommodation for their specialists, flight attendants and doctors who need it in the region.
  • Since they often only stay in the region for a short time (a few days up to a maximum of six months), they cannot enter into long-term rental agreements. This is where we come in, offering them short-term accommodation while, of course, fulfilling our obligations to you as landlords or clients.
  • We fill gaps by renting the property to carefully selected guests who need accommodation during their holiday stay, as well as to families who need accommodation due to renovation work on their main residence (often the stays are covered by insurance).
  • We include properties in our portfolio that we have previously carefully examined to determine the demand in the region and to ascertain whether they are suitable for use as a serviced apartment.
  • We identify the guest profile that is likely to require accommodation in your property – vacationers, tradespeople, business travelers, or a combination of both. We never include a property in our portfolio that is not suitable for serviced apartments or vacation rentals.
  • Based on our careful review, we can make you one of the following offers:
  • A guaranteed, regular rental income for your property. This is guaranteed regardless of incoming bookings.
    Alternatively, if you are aiming for a potentially higher return, we can manage your property on your behalf.
  • An offer to purchase your property via direct sale, rent-to-own or rent-to-own.
  • Should your property not meet our requirements, but you are still looking for a solution, we would be happy to put you in touch with a suitable contact person! (We have a large network of partners in Norfolk.)

Option 1 – We will be your tenant
Our company will be your tenant under a commercial lease agreement and offers you the following advantages:

Your property will be maintained to hotel standards. We take care of your property.
No vacancies – your rental income is guaranteed for the entire contract term.
We cover all maintenance costs up to €50 (including VAT).
The property is checked at least weekly by our cleaning team.
You can view the property as often as you like (24 hours' notice required).
We can organize the process quickly (less than 2 weeks until the first rent payment).
Uncomplicated – you can rely on your return on investment and on us managing your property.

Option 2 – We manage the property on your behalf as a short-term rental (like a regular real estate agent).
With this option, we market your property in the same way as Option 1. However, the main differences are: The yield varies monthly and can be higher than the guaranteed rent. The entire profit from short-term rentals, after deducting all costs and fees (e.g., utilities, linens, cleaning fees), goes to the owner. There is no minimum rent guarantee (i.e., if there are few bookings, the yield will be adjusted accordingly). The entire furnishing is paid for by the owner (we can take over the sourcing and furnishing as an additional service if desired). We receive 15 % of the total gross revenue from your property's bookings. We are very interested in generating higher revenue for your property, as this is mutually beneficial and allows you to achieve a higher profit.

As a tenant, we guarantee the rental income and take care of the maintenance and upkeep of the property. As a co-landlord, we manage guest communication, bookings, cleaning and maintenance with the help of modern digital tools and our experienced team. So you can enjoy uncomplicated rental income without the usual hassle.

We take care of all necessary maintenance and repair work immediately so that your property is always in perfect condition. All guests present a valid ID, agree to our terms and conditions and have no right to rent, so we can remove them if necessary. We ensure a hotel level service and work with trusted service providers to ensure your property is well looked after. In addition, we are insured against unforeseen events, giving you peace of mind and protecting your investment.
