What began in 2022 with a clear vision has evolved at HAVENU into a modern operating concept for holiday apartments and hotel rooms. We combine digital processes, thoughtful design, and efficient property management to offer owners a professional yet uncomplicated solution for operating their properties.
Gegründet von Andreas Druzhinin, der seine Expertise in der Immobilienbranche und Kurzzeitvermietung seit 2020 kontinuierlich aufgebaut hat, betreiben wir voll ausgestattete Apartments und Hotelzimmer an verschiedenen Standorten und schaffen dabei ein konsistentes, hochwertiges Gästeerlebnis – von der Buchung bis zum Check-out vollständig digital gesteuert.

Über den Gründer
Die Grundlage für HAVENU entstand aus einer fundierten Ausbildung in einem der größten und renommiertesten Maklerhäuser Deutschlands im Bereich der Gewerbeimmobilien. Früh entwickelte sich dabei ein tiefes Verständnis für Immobilien, Marktmechanismen sowie die professionelle Strukturierung und Bewertung von Objekten.
Bereits mit 21 Jahren erfolgte der Einstieg in die Kurzzeitvermietung – mit einem ersten Portfolio von 15 Einheiten in der Karlsruher Innenstadt. Innerhalb eines Jahres wurde dieses auf 60 Einheiten ausgebaut. Dieses Projekt bildete den Grundstein für den operativen Aufbau im Bereich der Ferien- und Kurzzeitvermietung.
Seit 2020 werden kontinuierlich über sechs Jahre Erfahrung in der operativen Immobilienbewirtschaftung aufgebaut. Heute umfasst das Management mehr als 200 Einheiten sowie drei Hotels an verschiedenen Standorten.
Der Fokus liegt auf skalierbaren Prozessen, konsequenter Digitalisierung und dem gezielten Einsatz moderner Technologien wie künstlicher Intelligenz, um den Immobilienbetrieb effizienter, strukturierter und zukunftsfähiger zu gestalten.

We consciously forgo complex, manual processes and instead rely on clear structures, automated workflows, and fully digital management. From marketing to booking, check-out, and operational support, we ensure smooth processes and maximum operational efficiency.
Our focus is not only on the performance of the property but also on the quality of the guest experience. Our apartments and hotel rooms are equipped to a high standard, functionally designed, and tailored to the requirements of modern business and private travelers – flexibly usable and optimally managed.
We stand for reliability, transparency, and collaborative partnerships with owners. Our goal is to operate real estate sustainably, preserve its value, and simultaneously enable stable, predictable returns. For us, „simply operating“ is not an aspiration, but the standard by which we measure ourselves.
